Ask a Question
Asked a question 3 years ago

We have a prorerty with a connection of AriBnb. We want to set up occupancy pricing (i.e. different price depending on the number of people). In the past, this was done on the AirBnb side, where we would set the price per extra gues. Now this is not editable. When asking AirBnb, we got the answer that we should set this on the Channel Manager. How should we do this?

Where am I?

Hello,

As we do for the main OTAs (like Booking.com and Expedia), for Airbnb as well, we can manage both room selling in OBP - Occupancy Based Pricing rates that change according to the occupancy level and in PDP - Per Day Pricing daily rates, per night

We only have to be careful with some of the features that can make this process a bit tricky!

1- OBP - Occupancy Based Pricing
The mapping section must be completed by linking Octorate minimum occupancy level with Airbnb maximum occupancy level.

Don't you remember how to complete the mapping? Click HERE.

We will also follow this set up, from the listing itself, in order to be able to manage the costs for any extra person.

It will be fundamental to add the maximum capacity level
(max number of people that can fit in the apt.)

We will also create the listing from the maximum occupancy level, by filling in all the info described in the first section of this article.
